This Privacy Policy explains how JMG TMD LLC, doing business as JMG Property Partners ("JMG Property Partners," "we," "us" or "our") collects, uses and protects information when you visit www.jmgpropertypartners.com (the "Site"), fill out a form, call us or otherwise contact us. We work with homeowners during difficult times, and we treat what you share with care.

1. Information we collect

Information you give us. When you fill out a form on the Site, call us or otherwise contact us, you may give us:

  • A property address
  • Information about your situation (for example, that you are behind on payments or property taxes, facing foreclosure, going through a divorce or job loss, or handling an inherited property)
  • Your preferred time to be contacted, and anything else you choose to tell us

Please share only what you are comfortable sharing. We do not ask for, and you should not send us through the Site, Social Security numbers, bank or card numbers, or account passwords.

Information collected automatically. Like most websites, the Site and the platform that hosts it may automatically collect basic technical information such as your IP address, browser type, device type, pages viewed, the page that referred you, and the date and time of your visit. This may be collected using cookies and similar technologies.

Analytics. We use Google Analytics and the reporting built into our website platform to understand how visitors use the Site, so we can improve it. Google Analytics uses cookies to collect information such as pages visited and time on the Site; it does not give us your name or contact details. We do not currently use advertising pixels or retargeting tools.

Information from other sources. We may receive publicly available information about properties and property owners from sources such as county property and tax records.

  • To understand your situation and explain the options that may fit it
  • To evaluate a property and, if you choose, prepare and discuss an offer or transaction
  • To keep records of our conversations and honor your contact preferences
  • To operate, secure and improve the Site and our services
  • To comply with the law and protect our rights

3. How we share information

We do not sell your personal information.

We share information only as needed to run our business and serve you, including with:

  • Service providers that help us operate, such as our website host, customer-relationship management (CRM) system, phone service and email provider. They may use the information only to provide services to us.
  • With your permission, professionals involved in a transaction you choose to pursue, such as a title company, closing attorney, lender or inspector
  • Government authorities or others when required by law, legal process or to protect rights, property or safety
  • A successor business, if our business is sold, merged or reorganized

4. Phone calls, email and text messages (SMS)

How we contact you. When you submit a form or otherwise contact us, you agree that we may contact you about your request by phone call, email or text message, using the contact details you provide. We send text messages only if you have given us express consent to receive them, as described below.

Text messages. We send text messages only to people who have given us express consent, for example by opting in through the text sign-up on our website (jmgpropertypartners.com/text-us). If you consent, JMG Property Partners may text you about your request, such as follow-up questions, scheduling and reminders for calls or appointments, answers to your questions, and occasional follow-up messages about selling your property. Message frequency varies. Message and data rates may apply. Consent to receive text messages is not a condition of any purchase or service.

Opting out. You can opt out of text messages at any time by replying STOP to any message (you may also reply UNSUBSCRIBE, CANCEL, END or QUIT). After you reply STOP, we will send one message confirming you have been unsubscribed and will not text you again unless you opt back in. For help, reply HELP or call 210-361-4742.

We do not send text messages to phone numbers obtained from public records or third-party lists unless that person has given us express consent to receive texts.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. Information may be shared with service providers that help us send messages (such as our phone and messaging platform) solely to deliver our messages to you.

5. Your choices

  • Access or correct: ask us what personal information we have about you, or ask us to correct it.
  • Delete: ask us to delete your personal information. We will do so unless we need to keep it to complete a transaction you requested, to comply with the law, or for another legitimate legal purpose. We will keep a record of your stop-contact request so we can continue to honor it.
  • Cookies: most browsers let you block or delete cookies. Some parts of the Site may not work properly without them.

We will respond to requests within 45 days, free of charge, and we may need to verify your identity first.

6. How we protect and keep information

We use reasonable administrative, technical and physical safeguards to protect personal information. No website, internet transmission or storage system is completely secure, so we cannot guarantee absolute security.

We keep personal information for as long as needed for the purposes described in this policy, including to complete any transaction, keep business records and meet legal requirements, and then delete or de-identify it.
